How to stage your home to SELL!

by Jurnee Luye

If you're looking to sell your home, you have a lot of things to think about. There's the obvious stuff like price and size, but there are also things that make it easier or harder for buyers to get in touch with you. One of these things is staging your home. Staging can help potential buyers see what they're getting themselves into before they make an offer on your house—and it might just help them fall in love with the place!

Declutter

In the next step, you'll declutter the home. This is a process that can be quite overwhelming at first. Don't worry! You don't have to get rid of everything in your home—just things that don’t belong there anymore or are taking up space that could otherwise be used as part of an active sales campaign.

Start by getting rid of any items you no longer want in your house. These may include:
Anything left over from previous owners (if they were messy) or other renters who didn't clean up after themselves properly;
Any furniture that isn't needed because it doesn't fit with current décor; and any items that aren’t working properly anymore but aren’t broken beyond repair (like an old television).

Make small repairs.

When you're staging your home, you may have to repair some things. This is especially true if you're selling in a neighborhood where water damage or other issues are common.

You'll want to make small repairs that don't look like they were done by a homeowner but still look good and add value to the sale of your house. You can do this through both interior and exterior work such as painting, cleaning up mold from windowsills or doorsills (if there are any), fixing leaky faucets or pipes that drip onto carpets and floors—the possibilities are endless!

If you have time and money available for these fixes before putting your home on the market, then go ahead—you'll probably get more out of it than if you rush into them later once everything has been completed during escrow negotiations with buyers who have already made offers on properties nearby yours.

Paint the walls.

Use Neutral colors.
Use colors that are in the same family (e.g., yellow, blue, green).

Use mirrors to create the illusion of more space.

Mirrors are not just for looking at yourself, they can be used to create the illusion of more space. Use mirrors to reflect light from one area into another and create a seamless transition between rooms. Mirrors also allow you to add color by reflecting a color scheme in your home that's not present elsewhere.

Show storage options.

Whether you have a small or large home, it’s important to show off the storage options that are available in your home. This can be done by using built-in closets, adding additional shelving and filing cabinets, or even creating a walk-in closet with a new door. If you have an attic or basement that is unfinished but has potential for some type of finished room, use this space as well! A professional staging company will know what types of items go best with each room and how they can help people visually connect with their surroundings while they're viewing them from either inside or outside.

Avoid personal touches.

When it comes to staging your home, the most important thing you can do is avoid personal touches. No photos, artwork or other items that make the house look like your own should be present in the staging process. This will help buyers see how much of an investment they're making by purchasing your property and will also help them feel more comfortable buying a home from you.

If you're not sure what items belong in a professional stager's toolbox, ask them for advice! Their services are available at different prices depending on size of space being staged (i.e., bigger spaces require more time) but most average between $2k-$5k per hour so don't hesitate; call up those professionals today before anyone else does!

Deep clean everything.

Deep cleaning is a great way to get rid of clutter, make your home look better and feel better.

You can use deep cleaning as an opportunity to declutter by getting rid of all the junk that's been collecting in corners, drawers, cupboards and cabinets. Before you do anything else, take time out for this major task so you can really enjoy it!

If there's any clutter left over after deep cleaning (and we're talking about more than just throwing away some old toys), set up an area where children can play and adults can read or watch TV while they work on other things around their houses. This way they won't be tempted into breaking anything unless they want too...and then at least there will be no damage done!

Keep the outside looking good too.

Moving your home to the next level is a lot like selling it. You want to make sure that you're doing everything in your power to make sure your house looks good and is well-stocked, so potential buyers will be more likely to put in an offer on it.

One way of doing this is by keeping the outside looking just as nice as your inside. If you have a mower or leaf blower, use them regularly—they'll help keep things clean and neat for potential buyers who may want to see what kind of place they'd be living in before making an offer on it (and vice versa).

No pets during showings or open houses.

When you're showing your home to potential buyers, it's important to keep the pet in mind. Pets can be a distraction, and sometimes even cause damage if they don't get enough exercise or attention. They can also be dangerous for buyers who may not be able to handle them on their own. If you have an apartment-style property that doesn't allow pets, this may mean having to board your pet while showing the house—and even if it does allow pets, this could still result in a lot of disruptions during showings and open houses!

Staging sells!

Staging a home is more than just cleaning it up. It’s an art form that helps potential buyers envision themselves living there and bring in more money, faster.

Staging can help sell your home faster and for more money!

We hope you’ve now got a better grasp of what it takes to stage your home for sale. And if you’re feeling overwhelmed, don’t worry—we know the feeling! The good news is that with a little bit of effort and some elbow grease, you can make any space look like new. Just remember to keep things simple, keep it clean and organized, and most importantly: have fun!
