Inside the Process of Listing your Home
It's no secret that listing your home can be a big step. You can eliminate some, if not all of the stress by hiring a great real estate agent to help you in the process! Here are some typical steps you'll take when listing a home with The Jurnee Luye Team.
1. Find your Why?
Have you asked yourself why you want to sell your home? Are you wanting to downsize? Finally buy the retirement lake home of your dreams? Life changing event occurred? You need to upgrade, move closer to work or perhaps it's the right time to sell. Whatever your why is, find it & understand your goals.
2. Find & Hire a Real Estate Agent
Yes, you have the option to sell your home For Sale by Owner (FSBO), however it's shown that FSBO listings attract fewer offers than agent-listed properties. Your listing will reach far more potential buyers with an agent as well. So do some shopping around & find a Realtor you trust. (We recommend Jurnee Luye)
3. Evaluate your Home
Have your realtor come to your home & complete a home evaluation. It's important to know what your home is worth & to have a market analysis done. Make any repairs that may be deal breakers for buyers. Your realtor should note any updates done to the home & discuss motivations & your goals.
4. Establish Marketing Plan & Price
Once you know your homes evaluation & the market analysis, it's time to price your home realistically. Your realtor will come up with a marketing plan to best sell your home to get you every dollar possible.
5. Complete Pre-listing Paperwork
All agreements & disclosures prior to listing will be given to you by your realtor to review & finalize.
6. Property Assessment
Your realtor will walk through your home & let you know if anything should be updated or fixed prior to listing. This is where painting, updating fixtures & any repair work will take place.
7. Get your Home Ready to List
Declutter, change any lightbulbs, remove dated drapery, re-paint to neutral colors, carpets cleaned & clean up after your pets inside & outside the home. This is where staging will happen. You will have a staging consultation to go over the next steps on how to best stage your home for listing.
8. Professional Photos & Videos
Once your home is decluttered, cleaned & staged, professional photos & videos will be taken for the listing. This usually takes 3 hours for both. Photos & videos will also be used for your marketing plan to promote the home.
9. Submit to the MLS
After all the work of pre-listing it is finally time to list your home on the MLS! Your Realtor will make sure your listing is posted accurately. Once your home goes live you'll be set up on a program called Showingtime. Through Showingtime you will receive requests for showings via text. You'll have the option to accept or decline & suggest a different time or date.
10. Sign & Lockbox Install
Now that everything is official, it's time to install a sign for the front yard of the home. Your realtor will also install a lock box. It is appreciated that you provide us with an extra key in case you're out of town & a key gets locked inside. Also provide any garage or door codes.
11. Marketing Campaigns Begin
Your realtor will be actively marketing your property via social media, direct mail, agent to agent communication, events & mass email. All property marketing materials will be delivered & ready for all tours, showings & open houses.
12. Continue to Declutter & Clean
Showings are about to start so you'll want to ensure a clean home inside & out. Double check all light bulbs are functioning, home is clean & decluttered, yards are clear of any pet messes & home is vacant for all showings.
13. Open House, Tours & Showings
Your realtor will now work their magic & begin to show your home. Your job will be to simply make sure the home is still looking as amazing as it did during staging photos & even though we've never had a theft, we encourage you to make sure any valuables are in a safe location.
14. Communication & Analysis
Every Monday you'll connect with your realtor to go over the analytics, property views, summary of feedback & discuss marketing plans for the week.
15. Offer Received
You have received an offer! You now have 3 choices: Accept, Reject or Counter-Offer. Sometimes you will receive multiple offers, you'll discuss with your Realtor all the options for every offer to best decide which offer is the best for you.
16. Offer Negotiated
Now is the time to negotiate with the buyers on exactly what will be included with the offer. Remember, the highest offer is not always the best, you'll also need to consider: Proposed offer price, Pre-approval or pre- qualification letter, Continencies, Earnest money deposit, Proposed closing date & Expiration date of offer.
17. Offer Accepted
Congratulations! You accepted the perfect offer for you & now it's time to complete inspections & anything that was negotiated in the offer.
18. Inspections & Repairs Completed
It's time to complete all inspections & any repairs that were negotiated. Traditionally the buyers would pay for the home inspection & the sellers (you) would pay for the well & septic inspections. Again, any repairs that need to be made should be done now.
19. Appraisal Completed & Financing Approved
All appraisals completed & the financing has been approved means we are ready to move to the next step!
20. All Contingencies Removed
Finally! All contingencies are removed & your home is now PENDING!
21. Final Walk-Through
Buyers will be scheduling a final walk-through 1-3 days of your closing to make sure the home is in the same or better condition that it was at the time the offer was made.
22. Property Closes
CLOSING DAY! The buyers will probably change the locks, but you should leave behind all keys & codes for the home. Also have a list of your utility information for the buyers so they can start transferring their utilities.
23. Start Moving if you Haven't Already
Double check closets, drawers, storage & garage to make sure you don't leave anything behind. Close windows, lock the doors & you're finally done!
